Most of Reseda went up in the 1950s and 1960s, single story ranch homes on slab foundations with mature ficus and citrus trees in the backyards. Those older slabs crack over the decades, and cracks are doorways for Argentine ants, which push into kitchens looking for water starting every May. The same age of plumbing means roaches find their way in around older pipe penetrations under sinks and water heaters, especially in homes that have not been repiped.
Reseda's detached garages and older block wall fencing give roof rats a place to nest that is one step removed from the house itself. Once the weather cools in October, they move from the fence lines and garage rafters into attics, chewing into insulation and wiring along the way. We see the heaviest rodent calls in Reseda from October through winter, especially near mature fruit trees and dense hedges.
