Dos Vientos backs straight onto Rancho Sierra Vista and the open space beyond it, and that boundary is where most of our Newbury Park calls come from. Brush, rock and dry grass on one side of the fence and irrigated landscaping on the other is exactly the setup that pushes gophers into lawns and sends rodents, spiders and the occasional scorpion toward the house once the hills dry out in summer.

The older streets around Casa Conejo and Old Town Newbury Park have mature trees, original wood trim and decades of established landscaping. Roof rats work the tree canopy and the roof lines there, and ants come in for water through the same slab cracks every year once the irrigation goes on in spring.

Wind and open ground make the western Conejo Valley quieter for mosquitoes than the lake and creek neighborhoods further east, but any property with a fountain, pond or standing water still gets pressure from July through September.
